Hey Robert, using the expression "green tech" 12 times in your article (count 'em) won't reduce sea-level rise by even one millimeter. Sorry you have to put up with people who wear pony tails and get old, yet still use their voices and care about their neighborhoods, but that seems to be the case in Berkeley. And yes, most development is pushed by greedy bastards, another character class that we also have to tolerate.

Most of the decades-old "green tech" and especially the "urban density" ideologies have not turned out to be supported by any consensus of those who have studied the actual cases where they have been applied in global municipalities (consultants to Mayor Bates notwithstanding). It's not quite as easy to look up the real case studies as it is to crank out a quick article laced with catch-phrases, but it can be illuminating.
