Re: “Town Business: Increasing Financial Aid for Renters Displaced Due to Code Enforcement

Kaplan, RU NUTS!!! $8,000!!! That will cause more rentals to be sold, removed from the housing markets!!! The city council needs to get real. I found two vacant lots for sale, both about $5,000 sqft. on not so great steets. One selling for $448,888.00 & the other $1,100,000.00!!! That is the reality in Oakland & the Bay Area!!! If you are looking for affordable lots or housing look to other states!!! Oh, those lots at one time would have sold for around $20,000 tops!!!

Re: “Reverse Redlining Won't Fix Oakland's Housing Crisis

Lets get real about the economics of the ENTIRE Bay Area not just Oakland!!! There is no solution to the affordable housing issue in terms of meeting the required amount of housing needed. Those days are long gone!!! A brief window opened up when the market crashed in 2008. Those in the affordable market that missed out on buying property are OUT OF LUCK!!! Homes in deep East Oakland in the 70's could be had for $20 - $40,000. A modest 6% increase in values over the last 38 yr's has pushed those homes to $186k - $366k!!! As home prices increase so do rents!!! An investment property that sells for $300k @ 6%/30 yr will incur a monthly note of with taxes / insurance approx $1851/mth to break even if renting it out!!! That's with the buyer putting down 20% or $60,000!!! Over the next 10 yr's that property at 6% growth will be valued at $537,000!!! Those looking for affordable housing .... need to look outside of Oakland & the Bay Area!!! Way outside!!!!

Re: “Housing Groups Slam Proposal to Redefine Affordable Housing in Oakland

Since when are homes priced at $400,000+ considered affordable housing in the real world outside of the Bay Area! It's time to realize the horse is out of the barn. My first home purchased in 1973 for $32,500 on GI Bill 10.5% interest. That home has a appreciated at 7.25% /yr over that last 43 to a price point over $600k. Projecting that growth out another 10 yr's will put that home over $1.3 mill. That is typical for ALL homes in Oakland. At some point Oakland's leaders must realize nothing short of a major disaster can stall Oakland's housing price boom! In Palo Alto they now consider people earning $150k - $250k as middle class earners!!! Low income I guess would be $100k!!! People on welfare .... ?????
