Re: “Rent Increases In Alameda Outpace Regional Hikes As City Debates Whether Policy Is Working

The $3.7 million is a provable lie. Ask the mayor and Jim Oddie to show you the calculation to prove the number. They cannot. It is not provable because not one iota of analysis was done to back it up. The City spent over $300,000 for a consultant to perform a thorough analysis of the cost to administer the city's L1 rent ordinance, but not one red cent to analyze Measure M1. The consultant's report is on the city council web site, if you want to read it, or e-mail me and I'll send you a copy.

As them to show you the "survey" that lobbyist McConnell quoted from. It has never been made public and never will be because the distortions it contains will be revealed.

The Renters Coalition never stooped to lies and distortions, which were the stock and trade of the Realty Cabal opposing them. It's the only way the City-Realty Cabal could have won. And it was shameful.

Re: “Rent Increases In Alameda Outpace Regional Hikes As City Debates Whether Policy Is Working

"... Alameda voters overwhelmingly chose the citys ordinance."

Almeda voters were swayed by a massive $766,000 misinformation campaign controlled by the California Apartment Association ("CAA") and funded by out-of-town realty interests.*

Prominent among the misinformation was the city's "$3.7 Million Lie," a grossly overstated estimate of the budget required to administer Measure M1 (the renters' measure.)

The $3.7 million cannot be defended. Not once ounce of analysis is behind it, yet Oddie wrote an Op-ed piece promoting it and allowed his photograph to be used in campaign signs and literature touting the $3.7 million lie.

Also prominent among the misinformation was the assertion that the renter group (the Alameda Renters Coalition) was comprised of "radicals from Berkely." Nothing could have been further from the truth.

The CAA's media campaign funded expensive newspaper ads and TV commercials touting the same lies and distortions. In the face of this media onslaught, how can voters be expected to make informed choices? They cannot.

Renters were not the only casualties of this dishonorable Realty exploitation of Alamedans; Democracy itself was slain on the steps of City Hall.

The City Council I think got it right. [Officials] struck a balance, said Greg McConnell, a consultant from Danville representing the landlords]..."

"Consultant"? Greg McConnell is a highly paid lobbyist who was allowed to speak on behalf of landlords at Council meetings without being identified as their paid lobbyist. He quoted from an expensive fake telephone survey (undoubtedly funded by Realty interests) that spoon-fed the same misinformation in the form of crafty leading questions. McConnell was undoubtedly behind this massive campaign of misinformation.

If voters knew the truth, they would have voted differently, but they were overwhelmed by lies and distortion.

Re: “Tenant Activists in Alameda Test Progressive Rent-Control Waters with Measure M1

The average increase for the 3 months ended Sept was 10.5pct, not 5-7pct as Days of asserts.

Re: “Why Is There a Housing Crisis?

One cannot help wondering why so many people are living in homeless camps when there are hundreds of unoccupied housing units abutting the former Navy base in Alameda, CA. I took a photo, yesterday, Sept 17, 2016. Over a hundred of them, entire neighborhoods, just sitting there, empty, for over a decade.

Yes, these are special needs individuals, some with criminal records and drug problems, but if we are the "strongest and richest nation on earth," we can prove it by attacking the problem instead of running from it. It is a management challenge and a money challenge. If we can go to the moon and beyond, we certainly should be able to do this.

Re: “Oakland Mayor Libby Schaaf Unveils Ambitious Plan for Housing Affordability

Alameda's March 1 Rent Ordinance is woefully inadequate, giving a false impression of protection while leaking like a sieve.

The Alameda Renters' Coalition ballot measure offers:

• CERTAINTY
 The Measure is Permanent; an Ordinance the City Council can withdraw at any time
 Rents are Capped; the Ordinance's "Trigger" allows landlords to request unlimited rent increases
 The Ordinance means going before a tribunal for relief. Who has that kind of time?

• FAIRNESS
 Rents are tied to the CPI -- a rational basis instead of the Ordinance' arbitrary 5% (or more)
 The Measure is based on a broad survey of California municipal rental code best practices.
 The Ordinance has loopholes -- like the Fixed-Term Lease
 Homeowner protections

• ECONOMICS
 Spiraling rents starve the local economy by draining away disposable income
 Spiraling rents destabilize the community by driving out established citizens
 Eventually, it will be YOU who must move.
