First time home buyer / single mom - I assume your currently renting a place. There's no reason that you can't continue renting your new home to the existing tenant and use their rent to cover your rent + mortgage payment, as well as a small additional amount to make needed improvements to your new house. I assume the tenants have been there for a year and now month to month, so you can charge whatever rent you see fit (within reason, can't just quadruple the rent out of spite or risk a lawsuit).

Unfortunately, if you do take this path, the current tenant will voluntarily move out to find a cheaper rental since your rental cost will no longer be a "great deal". Voluntary move outs aren't covered by relo assistance.
