The article says (as quoted by you): "White flight, in which white residents fled urban centers for suburbs, was another phenomenon that set the stage for the urban gentrification we see today."

Then you write: "How is that gentrification?"

Um. The article explicitly said it set the stage for gentrification. It did not, in fact, say that white flight was such.

David L, your comment makes no sense.

If you bought your duplex 25 years ago, the mortgage should be relatively low, and you should be nearly done. Likewise, the taxes are calculated based on your 1993 purchase price, which in Oakland would be very unlikely to cap $500,000.

At 3 percent, the tax burden on the rented half of your duplex would be no more than $625 monthly.

In addition, you can always go to the Rent Board and petition for an adjustment if you are really truly losing money renting out half of that duplex.

I also read a lot about wondering why you should subsidize your tenants' lifestyle ... in Oakland. And yet you admit that you chose to live in "more expensive" Alameda. Why should they subsidize your choice to do that?
