What is in it for Cherryland? The only room for development would be to tear down the nearly 100 year old homes that fill the area. They did this before to Cherryland to build Sunset High School, 187 homes and businesses plowed under for a school that was needed for only 25 years. Is Cherryland targeted again?

Castro Valley is not Dublin/Pleasanton/Livermore! There is no open ranch land available to build Targets, Home Depots etc, to fund the high costs of incorporation, that ship sailed about 1950 when all of the chicken ranches were consumed for housing. 1956 was the first run at incorporation, that was probably the last real chance of pulling it off successfully. The surrounding hills are protected from development now, so they are off limits. As it is, Castro Valley has extremely high property tax rates due to it's willingness to spend heavily on the schools and HARD etc. CVSD rates are the highest around.. While there might be some value in local control, there would be great potential for downsides both financially and in terms of quality of life, as I have already opined.

Everything about BART has gotten so unfriendly, no wonder ridership is down. They took out 1/4 of the seats, a big deal for an old man like me. They no longer go to SFO from CasVal, so I no longer use them when traveling. Prices have gone up, again. Security is almost nil, panhandling and outright crazies are common. . Tons of parking out in Dublin and Pleasanton, almost none in CasVal unless you arrive before 7 am Yet we keep giving them more and more tax money. .

I voted against incorporation in 2002 and would do so again. I have always avoided living in cities, too many local politicians with too much time on their hands making and enforcing unnecessary rules. Same for HOA's, would never buy a house subject to a HOA. I once saw a list of 20 key rules for living in Dublin, CA, and realized that I would have been in violation of 5 of them if I lived there. Here in CasVal, no problem, live and let live. While I don't like the idea of no local control, in practice it has worked out just fine over the last 31 years I have lived here.
