I own a duplex. I worked my a$$ off for years and borrowed $ from a relative and paid it back, finally, 15 years ago in a "rough" (now being g gentrified) neighborhood. I live in one unit. If I can't have complete control over my HOME and the person that lives a few feet under me, I'll be looking into renting only as a STR < 30 days.

They should grandfather in any tenants renting in buildings with less than 3 units. If the tenant leaves on their own accord or via a mutually beneficial agreement, only then should the unit be exempt.

4 units+ is an apartment complex and should be under the just cause law. Ms. Mc is wrong on that one.
