Landlords are like vultures ruining merchants with rate hikes that remind us of usury or gangster strong arm robbery. It seems that the landlord class in the Bay area is no exception as they toss 95 year old tenants out on the street like the heartless thugs they are or jack up rents forcing businesses to close. Oh do they go to Church on Sundays? Why do they waste their time as the pearly gates must surely be locked to such individuals. It's up to government to build out affordable spaces for restaurants or we won't have any left that are affordable and to extend rent control to commercial spaces before cities are made unlivable by them.

Are those the only ones in Oakland?
Can you give a reason why landlords will raise rents beyond the ability of long-term businesses to remain in place? For example: who else can go into those locations and produce more revenue than the ones who have been dependable for all those years?

There are a lot of things that you should recycle in a responsible way. I was reading on http://www.ohanaenviron.com/services.html about hazardous waste management, and there are a lot of things that we throw away, that can actually be really harmful to the environment. I try to do as much as I can to help the earth, so I dispose of the things that we can recycle, and reuse, in the place that will get it back into the hands of those who can make it usable again.
I've seen a lot of people moving to these kinds of portable homes as offices and living spaces for colleges. I think they work really well as a portable office for the field, like a construction site or temporary area. As a mother that has lost a son to inter-communal violence, I know that the work that I am doing towards changing the conditions in our communities is an important part of the over all work for the future of my children and grand-children. Yes we have violence and crime in our community, and there is plenty of work being done. Currently and over the years there have been plenty of marches, events, programs, actions, forums, protests and conversations about it. #BlackLivesMatter is addressing the crime and corruption directed against Black People, the legal lynchings called police murder that are happening according to a report released by the Malcolm X Grassroots Movement #Every28Hours or more. That is the work, actions, marches, events, protests, forums, convenings and conversations taking place related to #BlackLivesMatter. Let's continue to talk about inter-communal violence and crime within the context of the conditions that create them and creating solutions, just as #BlackLivesMatter does. I'm very interested in when the white community will begin to talk about the enormous amount of 'white on white' crime that takes place all across the United States. Talk about that.
Stopped by the other day to take a fresh look for the first time in a few months - there is also still a great butcher with reasonable meat/sausage prices (and some dynamite looking spare rib racks) in the back on the right. I ate here when it was "just" Swan's and in the beginning of its turnaround, dined with visiting friends at Cosecha. Definitely a destination for families since there is something for everyone. Way to go Oakland!

I notice that no local Jazz, Classical, Latin, Roots, Improv or "World" music releases made your list of Favorite Local Records from 2015. Maybe the list should be titled Our Favorite Local Pop/Hip-Hop/Electronica Releases of 2015. Or maybe the rest of us should just try harder.

whenever i have visitors i do exactly that - sending them to the swans market as a starting point. it does not hurt that the surrounding blocks are beautifully restored. old oakland is turning into a gem!

In order for failed state assembly candidate, who was soundly defeated by the current incumbent Tony Thurmond, Elizabeth Echols to run for Wengraf's council seat in Berkeley, as this article hints Echols might do, Echols would have to have moved from her home in Oakland into Berkeley. When Echols ran a lackluster campaign against Tony, she lived in Oakland. She seemed to think being rich was the only qualification she needed to win elected office, never mind her complete lack of any elected experience. She still has no elected experience and no history of political activism here in Berkeley. On what basis could she think herself qualified to rep a district in Berkeley when she has been living in Oakland?!! If she is thinking of moving to Berkeley and running for Wengraf's seat, she's the same misguided, entitled, rich princess that ran against Tony. It would be a cake walk to defeat her.
Echols seemed to think all she had to do to campaign was fund her own endless mailers but even her ugly use of smear mailers couldn't win her the majority in her hometown. Tony won by 12 to 13% up in Contra Costa County but he also beat her handily in her former home town, Berkeley. She lived in Oakland when she ran for state assembly. She's rich enough to be able to move to Berkeley. Has she? or will she in time to file to run?
So, has Echols moved to Berkeley? And what does she offer voters? She did not offer voters any substance when she ran for state assembly. After her abysmal run for state assembly, most political activists figured Echols was toast. But she is rich and I guess she might still be fantasizing money can buy her an elected job.
I hope she has moved into Wengraf's district and runs. That would make it much easier to get a progressive elected to replace Wenfrag and shift the voting imbalance on our city council. I would personally canvass every house in Wengraf's district if Echols were running. She was easy for Tony to defeat and she would be easy for just about anyone to defeat . .. but she does have to live in Berkeley! The script for my door-knocking talking points writes itself . . . . .

Are the below market rate (BMR) units the writers have referenced at a specific % of the Area Median Income (AMI) or are they just income restricted units at various rates? Based on the numbers and percentages the writers listed (2015 - 33% or 215 units; 2014 - 82% or 586 units; 2013 - 93% or 548 units; 2012 - 82% or 371 units; a total of 1,720 built units are "considered affordable" of the 2,407 units completed), it would appear that 71.5% of the units built/completed in Oakland since 2012 are "considered affordable". That is a supermajority of units (1,720/2,407 = 71.5%) recently added to the Oakland housing stock are income restricted Below Market Rate units.
There is an obvious need for income restricted affordable housing. There is also a need/demand for non restricted units. More BMR units will not prevent or alleviate displacement. The super majority of tenants being displaced do not qualify for BMR units at 60% or below AMI. The housing issue we face and the impetus for displacements is that people who make too much to qualify for those 1,700+ income restricted units can't find a place to rent. Point blank, there just isn't enough supply of apartments, so the demand for existing units continues to increase and so do rents. If we (Oaklanders) want more housing for people making 80%-120% of AMI (the teachers, the public servants, the recent college grads, and a lot of just regular folks), we need to increase the number of apartments available so that we don't have 50 people bidding on that one available apartment in Adams Point, East Lake, Lake Shore, Grand /Lake, Telegraph (Uptown to Berkeley), Mosswood, Diamond, Jingletown, etc. Less new apartments equals more demand and more rent for the few apartments we have.
