After investing 10 years developing a whole-systems, mutual-investor-owner-tenant PRI solution for Sustainably Affordable Urban Neighborhood Re-development, initially in Chicago. After evaluating the 501c3, I have decided togo with an L3C to promote, license and franchise the program's I.P./copyrights to other L3C developers using PRIs. Everyone who lives in the area wants a Trader Joe's, Lunardi's, or other high quality grocery store to take over the Barnes and Noble building so that they do not need to drive to Alameda or Lake Merritt for groceries. This would bring foot and shuttle traffic to the area, especially given the scarcity of full service grocery stores in downtown. Rumor is that the developers either are prohibited by contracts with the prospective "Marketplace" retailers, or simply refuse, on the basis of not wanting to alienate possible "Marketplace" retailers, to allow a grocery store there. This is a big mistake. Frankly, a grocery store would benefit the "marketplace" since it would draw additional people who desire a "one-stop" location.

I represent a co-op. we are incorporated as a cooperative (in Ohio) and are seeking the 501(3)(c) tax-exempt status. We are looking at ways to structure the "co-op" in a way that would create a memberships status that functions more like a trust beneficiary (with Crummey-like powers), whereas a "member/beneficiary" has the option of reinvesting or drawing any cash. what are the legal obstacles to this type of set-up? The set-up envisioned gives the "Co-op" a better Value-Proposition than a traditional Co-op or a pure trust. Would this set-up be better accomplished with a regular cooperative (incorporated) with a separate private contract (trust)? I'm pleased that voice picking has finally really caught on. I've also seen software from Vocollect consultants over at http://go4sight.com/Practices/Vocollect.ht… that uses voice recognition and is quite a useful part of their supply chain optimization and I'm curious if the class shows students how to use such systems.
I think that it's pathetic that the developer would rather reap losses (that they surely can use for a nice write-off) rather than reduce the rents in order to get the market started. The main purpose for the market is to serve the area, and there has been a huge influx of residents into the Oakland downtown, Uptown, and Jack London Square area. The developer is falling down on their community opportunity, and waiting until their pockets can bulge. Money over true service to community. It sickens and saddens me.
This well-researched article catches what's happening in the Square well. but there is one factual error -- the name of the local organization serving residents and businesses is the Jack London District Association, not "square association".

Is not the mandate of our goverment schools to educate? By witholding the education of financal literacy to our children, basic finance {check book balancing, understanding loan operation, work ethic} proves to me that the agenda is to "teach" dependency upon goverment. Will not all students punch a time clock during their productive lives?

No, the article states that Perata's tax proposal would raise sales taxes in addition to the state tax rate. Perata's tax proposal would exist whether the 1% tax increase stayed or not. From the article:
"There is a chance that state lawmakers will allow a 1 percentage point sales tax hike implemented in April 2009 to lapse next summer. The basic state rate would then return to 7.25 percent, meaning Perata's proposal would put Oakland's tax rate at 9.25 percent — lower than the current rate, but still higher than all other cities in Northern California."
